Good meeting with the architect and landlord today. Banged around a bunch of ideas but have a solid idea of what we’d like to do with the place. Now it is going to come down what the town wants. They demand too much we will be sunk on this location. architect is going to sit with the town this week hopefully and get more solid answers. Will post again when we regroup with him

So after waiting 2.5 weeks for the architect to get back to us... he sends us an estimate instead. Not answering the fundamental questions as to whether the town was going to screw things up on a couple of fronts (sprinklers and how landlord is currently using open land on the property). Positive though is that the estimate basically spells out the he'd manage from beginning to end with the town. We just need to find out where he expects the probability is on how much paving they are going to require along with sprinklers (which we've resigned ourselves into not being able to get around).
Meantime, we are serving our beers at an event on Thursday.

Very well... made some great contacts for a) Real Estate should this place fall through and b) lawyers (may have a guy that specializes in zoning issues). Also got a contact for guy that specialized in liquor licensing. Beers went over well, even though we only took dark beers (coconut brown, breakfast porter, and milk stout).

Those beers sound really good. A lot of the breweries around my neck of the woods are afraid to brew anything darker than an IPA.

Porter for breakfast sounds GREAT!...Well it ouuld have especially 20 years ago. Now even for dinner and I have to be careful, with the blood thinners etc.

Met with a paving company today... just waiting on quote. This could determine whether this location is going to work or not.

So now you can say that we are award winning brewers... won a homebrewing competition... just found out last night. Funny thing is... while it was a very good beer (I wouldn't have entered it otherwise) it isn't our best beer to date. Still need to remake that beer, our NE IPA, and start entering it in competitions.

So... have been having issues getting in touch with our prospective landlord... and he went radio silence on us for a month. Today he finally texted me back and said he'd rented the property out from underneath us. Mildly pissed, but just another minor bump in the road. Just pissed I wasted about 2 months on a dead end.

So... funny thing... today I get a FB message on my business account where a guy asks me if we are still looking for a space. Turns out he has a friend who has a location that is already to code for a brewery in a very very busy village on Long Island. FYI... incorporated villages that are optimal have nice main streets with tons of bars and restaurants... the village the location is in definitely falls into that category. Plus we are meeting with realtor for locations in another village that is just about ready to blow up because a huge luxury apt building is going in soon. Think we should be able to nail something down between the two things.

OK... which of you crazy kids liked the brewery on FB? The tower at Riverfront with the Zags logo and #1 on it tells me enough to know it came from here.

Follow-up... looking at the surprise space tomorrow afternoon. Know a brewery that almost went in there... they had lots of good things to say about it. Times were a touch different 1.5 years ago when they looked at it. Village OKd the space for a bar. But also looking at 5 more locations on Monday afternoon. I really hope something comes out of the next two days.

OK... looked at a bunch of places today... left a bit more confused than we started. That being said, couple of places look very intriguing. One is 3000 sq ft and part of a completely vacant strip of stores (note this is the place discussed in the post above). Has a backyard actually with three trees which I'd take down and convert it into a beer garden. We'd have major demo or build out... but not a crazy amount... biggest concern would be getting equipment in. But getting the equipment in for all the locations we looked at was a major issue. Rollup doors in front would need to be put in. That being said... directly behind the building (100 luxury apts going in)... 1/2 block away another 400 luxury apts going in. 1 block away a huge townhouse development just went in. While the neighborhood isn't GREAT is definitely improving. What I like is the landlord is being uber-generous (no rent first 6-8 months, then like 12 months of just taxes, then start paying rent at reduced amount and stepped from there with full rent being in place in year FOUR). Parking might be a minor issue... but workable. Still have a few more places to look at though.
